What are SB 721 & SB 326?

California Senate Bill 721 requires all multifamily residential buildings with three or more units to have their exterior decks, balconies, stairways, and elevated walkways professionally inspected every six years. California Senate Bill 326 applies to condominiums and HOA-governed properties, requiring the same type of exterior elevated element inspections on a nine-year cycle. Like SB 721, when an inspection flags issues, property owners must complete repairs within a set timeframe or face significant fines and liability.
